Property Manager

Key Responsibilities

  • Ensure customer and property maintenance to high standards, adhering to budgets, service level agreements, and regulations.
  • Plan, execute, and deliver all aspects of the Property Management Schedule (PMS), meeting time scales and customer commitments.
  • Oversee planned, cyclical, and reactive maintenance with preferred contractors/suppliers.
  • Conduct site visits (monthly/quarterly assessments) and maintain an active presence, ensuring actions are completed.
  • Ensure compliance with statutory, contractual obligations (RICS, ARMA-Q, Health & Safety).
  • Manage key processes like section 20s, contract renewals, utility renewals, insurance claims, and Health & Safety reports.
  • Verify Management Information Packs for leaseholders and solicitors prior to property sales.
  • Process insurance claims efficiently.
  • Build and maintain strong client relationships for high customer satisfaction.
  • Liaise with tenants, landlords, directors, contractors, ensuring services meet expectations.
  • Represent urbanbubble at meetings (management, AGMs, customer forums), managing logistics and information sharing.
  • Ensure works and services are delivered within budget, managing purchase orders, invoices, and contracts.
  • Contribute to financial management, producing service charge budgets or performing spend reviews.
  • Recruit, develop, and retain talent, managing the employee lifecycle effectively.
  • Identify and address individual learning needs, acting as a coach and mentor.

Skills and Expertise

  • Experience managing high-rise residential buildings
  • Experience managing AMC Cladding projects
  • Knowledge of relevant regulations, legislation, guidance, and best practice (RICS, ARMA-Q, H&S).
  • Ability to manage multiple deadlines and prioritize work effectively in a busy environment.
  • Strong analytical and decision-making skills
  • Ability to work independently and on initiative, respecting policies and regulations.
  • Effective people management and delegation skills
  • Excellent customer service skills
  • Residential property management experience
  • Excellent verbal and written communication skills, strong listening skills
  • AIRPM qualification (preferred)
